Regarding moving out
Once you have decided to move out, please check the following to ensure a smooth process and to prevent any issues.
1. Notice of eviction
Please send an email to your landlord informing you that you are moving out.
・Please be sure to add us to the CC list.
・Please also provide your bank account information for the deposit return.
・In accordance with the contract, please give us two months' notice of your intention to move out.
・The final month's rent cannot be calculated on a pro rata basis. Also, the deposit cannot be applied to the rent.
2. Inspection (interior check)
- The landlord, tenant, and our company will coordinate a date to check the condition of the room.
- We will check for any damage or missing items based on the inventory list you received when you moved in.
・Please return the furniture and cleaning to the same state as when you first moved in, as much as possible.
3. Restoration
Restoring the property to its original condition means returning it to the same state as when you moved in.

・Please refer to the checklist and photos provided at the time of moving in and clean or repair any stains or damage.
If there is a problem, please report it to your landlord in advance.
- Whether the deterioration is natural or the tenant is responsible will be determined during the inspection.
- You can choose to do the repairs yourself, ask our company to do it for you, or leave it to the landlord (which may be more expensive).
4. Main reasons for deductions from deposit
① Lack of cleaning
Please be especially careful when cleaning before you move out.
The points that are often pointed out are as follows:

Oil stains and burnt food on ovens and gas ranges

Soap stains and mold in the bathroom

Stains on the wall (painting costs will be incurred if they do not come off)

Carpet stains (do not use bleach)

Oil stains on ventilation fans, etc.
*Even if you have cleaned the property, your landlord may still require a professional cleaning company to do the job.
② Repair costs
・Scratches or holes in furniture ・Damage to counters or tables ・Knife marks or burn marks ・Exterior damage caused by installing or removing a washlet ・Peeling tiles, damage to plumbing (be sure to contact your landlord first)
③ Cancellation of utilities
・If electricity, water, and gas are in the landlord's name, there is no need to cancel them.
・If you have an internet contract under your name, please cancel it on the day you move out.
- Receive a cancellation letter certifying that there are no outstanding payments.
④ Cooperation with viewings
As per the contract, you must cooperate with a viewing one month prior to moving out.
If you do not cooperate, it may affect your deposit return.
⑤ Notifying the management office about moving
・If you will be hiring a moving company, please notify the management office in advance.
- Many properties require a deposit (e.g. 5,000 pesos).
5. Deposit return period
The contract states that it must be completed within 60 days, but depending on the property it may take several months.
We will assist you in getting your item back as quickly as possible.
6. Items to prepare before moving out
・Arrangements for moving companies, elevator reservations ・Evacuation rules (informed by the building or management office)
・Cancel Cable TV/Internet/Phone (if under your name)
・Prepare to return keys, gate card, and garage opener ・Confirm the date for returning electricity and gas to the landlord's name
7. Returning keys and cards
Please return the following items on the day you move out:

Return methods vary depending on the property.
Please check in advance whether you should: - Place it on a table inside the room - Leave it at reception - Return it directly to the landlord or manager
8. Leave Approval Letter
Once all returns and inspections are complete,
A letter of approval to move out will be issued by your landlord or management office.
This will officially complete the move-out procedure.
