For inquiries, it is most reliable for the client to contact us directly by phone, email, or LINE.
This allows us to accurately understand your requirements and prepare to introduce suitable properties smoothly.
We also accept inquiries from overseas prior to arrival, including from Japan, the United States, and other countries.
■ Budget
In major areas such as Polanco, rent is generally quoted in Mexican pesos; however, contracts in U.S. dollars are also possible.
If you inform us in advance of your minimum and maximum budget, we will introduce properties that meet your criteria.
While better properties tend to have higher rents, we will search broadly according to your preferences.
■ Room Types
In Mexico, 2-bedroom and 3-bedroom units are the most common.
Property sizes vary widely, ranging from 80㎡ to 300㎡, and specifications differ by property, including:

Presence or absence of a bathtub

Renovated or non-renovated

Furnished or unfurnished
In Nuevo Polanco, newly built properties often feature well-equipped facilities such as gyms and swimming pools.
In contrast, older Polanco has many buildings that are 30–40 years old, characterized by spacious layouts.
All floor areas are indicated in square meters (㎡).
■ Furnished / Unfurnished
Recently, more expatriates are choosing furnished properties.
There are also many high-quality unfurnished properties, and we can assist with furniture purchases if needed.
● Contents of Furnished Properties
The contents of “furnished” properties vary by unit.
Generally, the following items are often included:

Dishwashers, dryers, vacuum cleaners, and televisions vary depending on the property.
■ Preferred Areas
We primarily introduce properties located in safe and secure areas.
Polanco and Del Valle are particularly popular.
For families with children, whether the property is within a school bus route is also an important consideration.
■ Contract Period
Standard contracts are for 1 or 2 years.
Short-term contracts of less than one year are often difficult.
We recommend including a clause that allows early termination after the first year without penalty.
■ Schedule Until Move-in
Even for “immediate move-in,” contract procedures and preparations require at least 1–2 weeks.
Many clients view properties in person after arrival and decide while sharing photos with family in Japan.
In some cases, clients select a property during a pre-arrival business trip and move in immediately upon assignment.
If the desired move-in date is 3–4 months or more in advance, landlords may not be able to guarantee availability.
For this reason, we recommend starting negotiations one month prior to the intended move-in date.
■ Pets
Pet policies vary greatly by property.
Dogs and cats may be permitted in some cases, but many condominiums prohibit pets under building regulations.
Advance confirmation is required.
■ Short-Term Apartments
As an alternative to hotels before permanent move-in, short-term apartments can be used.
We are able to assist with the introduction of short-term apartment options.

■ Contract and Payments
Once the lease agreement (Contrato) is completed, the tenant signs and submits the required documents and payments.
Please keep a copy of the contract signed by the landlord for your records.

Payments are generally made by bank transfer.
For USD-denominated contracts paid in pesos, the exchange rate to be used must be clearly agreed upon in advance.

■ Post Move-in Support
We provide support for setting up electricity, telephone, internet, and cable TV.
As procedures in Mexico may take time, please feel free to consult us.
■ Furniture Arrangements
Furniture rental is not common in Mexico, but we can introduce vendors if required.
■ Insurance (Tenant Side)
Although few tenants enroll, tenant insurance is available at approximately USD 250–500 per year.
Landlords rarely require this insurance.
■ Key Handover
After confirmation of rent and deposit payments, keys are handed over by the landlord.
Typically, only one set of keys is provided.
Additional copies are usually made at the tenant’s expense.
If lock replacement is required, prior approval from the landlord is necessary.
■ Move-in Inspection
Our staff will accompany you during the move-in inspection to check facilities and explain their use.
We can also assist with the purchase of necessary items.
■ Troubleshooting After Move-in
If any issues arise, it is important to contact the landlord promptly.
Leaving issues unresolved may lead to disputes regarding the return of the security deposit.

■ Cleaning and Maintenance
Regular cleaning is recommended.
Many tenants use maid services, which also helps prevent deposit-related disputes upon move-out.
■ Lease Renewal
Renewal procedures typically begin approximately two months before the contract expiration date.
■ Move-out Procedures
We support the entire move-out process, including notice to the landlord, cancellation of utilities, move-out inspection, and security deposit return.
We recommend obtaining a written termination notice from the tenant side.
